How do Buyer's Agents Get Paid?

Buyer's Agents typically get paid out of the proceeds of a real estate transaction.

In most cases, Sellers offer equal compensation to both subagents and buyer's agents. When a Seller does not agree to compensate Buyer's Agents, or offers them a commission that is less than what a subagent would receive, Buyers have several ways in which to protect their Agents' fees:

The Buyer can structure an Offer to Purchase that will be contingent upon the Buyer's Agent receiving equal compensation from the Seller, out of the proceeds of the transaction.

The Buyer can formulate an Offer to Purchase that is net of the commission to be paid to the Buyer's Agent, and then pay the commission directly to the Agent outside of closing

The Buyer can elect to pay the Buyer's Agent's commission at the time that the transaction closes. In that case, the commission becomes one of the closing costs paid by the Buyer.
